    Bookings made before 1 August for September intake: A 72-hour Cooling-Off Period is offered from the date and time the Tenancy Agreement is signed. The booking can be cancelled by emailing the Property Team within the Cooling-Off Period. The Advance Rent Payment will be fully refunded. The resident will be released from the Tenancy Agreement.     Students may request cancellation if they are unable to obtain a visa. The cancellation request must be submitted via email. Official written evidence from the Visa/Embassy must be provided within 7 calendar days of being notified of the visa decision. If the tenancy has already commenced, the resident remains liable for rent up to the date they fully vacate the property following approval of

    Students may request cancellation if they fail to achieve the grades required to start their university course for the relevant academic year. The cancellation request must be submitted via email. Official written evidence from the education provider or UCAS must be provided within 7 calendar days of the grades being published or the decision being made. If sufficient evidence is accepted, the resident will be released from the Tenancy Agreement. If the tenancy has already commenced,
  • Replacement Tenant Accepted
    The resident is responsible for finding a replacement resident. A replacement fee of up to £50 may apply, in accordance with the Tenant Fees Act 2019. The replacement resident must: Be legally entitled to reside in the UK. Match the preferences of the accommodation and/or flat. Sign a tenancy agreement for the remaining tenancy period. Follow the same payment schedule as the original tenancy. Pay the required upfront rent before collecting the room keys.

    Dual occupancy is available in all Studio rooms. Both occupants would need to apply and mention in their application that they are applying for dual occupancy so that the price can be amended.
